Welcome to The Gordon Property Group. We wish to thank you for considering one of our available properties for rent.
We have supplied on this website a tenant application to make the process easier for you. Information from the application will allow us to run a background check that will check court documents for any criminal history, previous evictions and enrollment on the sex offender registry. We will also run a credit history and credit score. The cost of these items is $20 per adult (age 18 or older) living in the home.
For a complete application we also require each adult to submit to us copies of 2 recent paystubs or other verification of income (social security letter, pension letter, 1040 IRS forms) and a photo ID. These items can be scanned and emailed, faxed or mailed to us. We cannot consider the application until all items are supplied to our office and the application fee is paid in full.
We consider applications daily (Monday through Friday) on a first-come, first-served basis based on a complete application. We will notify you as to the results as quickly as possible. Please allow a minimum of 7 business days before any move-in may occur.
We use the following factors in qualifying a tenant:
(Note: Cosigners are accepted to raise qualification. Also, we accept larger security deposits to offset tenants that may not meet all the requirements listed below. Don't let a lower credit score deter you from applying! We look at the whole picture.)
• Minimum Credit score: 580
• Can not owe a balance to any other property management company
• No Failure to Pay claims in the past 5 years
• Total leased tenant(s) gross income greater than 2.5 times the rent
• No felonies in the past 7 years
Please use the tenant portal to address all concerns regarding maintenance, accounting, and all other concerns. You may also contact the office during normal business hours.
All emergencies should call the office and select the "Emergency Maintenance" option.
